GRATITUDE
How do we begin to express our gratitude for
Dave’s efforts? Do we begin with the endless phone calls with questions and
concerns that Dave always accepted without hesitation? (When we say endless, it
is in the truest sense of the word.) Maybe it was when Dave was on vacations
with his family, and with friends over holidays continuing to try to make
things happen for us. (We actually put an offer in on a house on Thanksgiving
day.) Although that house did not pan out for us, Dave continued plugging away,
trying to find our “dream home” with endless research into new schools, and
speaking with many town halls to ensure we were buying a solid house. All this
while trying to sell our home, which he did for over asking price.
In mid-December, after exhaustive efforts, we
finally found that “dream home.” And once again during the holidays (this time
Christmas and New Year’s), Dave was working out the details of both
transactions, while at the same time, keeping us calm (which was no small
task). Now all is said and done, and we are settled in our beautiful new home. We wanted to say thank you for everything
Dave. Not only did we find a fantastic real estate agent, we found a new
friend. You are a cut above the rest.

EXPERT KNOWLEDGE
We just bought our first home and could not have
done it without the help of The Splaine Team. With their guidance, patience,
and expert knowledge, Dave and his team walked us through the entire process.
We never worried about what to do next, or how the process worked. The Splaine
Team helped us buy the perfect house at the perfect price…Thank you so much!

SOLD IN LESS THAN 30 DAYS
Starting out as a “For Sale by Owner,” I quickly
learned that I didn’t have the time to do all that needed to be done. So I
hired another realtor prior to Dave for 3 months who had one showing in that
time. Once I listed with Dave, he sold my home in less than 30 days, almost
faster that I could move! I am very pleased to have hired a realtor with your
standards and commitment. Having you to guide me on contracts, banking
approvals, inspections, etc., made my life a lot easier. Your expertise in real
estate surpasses that of any of the realtors I used in selling 4 previous
properties. Thank you again.

HOUSE OF OUR DREAMS
When first moving to Rhode Island, my wife and I
were unsure if we wanted to use a real estate agent. We had used one in the
past and had a negative experience. How could we find an agent who would not
push us into deals, be patient when trying to figure out what we want and most
importantly look out for our best interest? Luckily we found Dave and his team.
Every question was answered quickly, and they offered sound practical advice.
Thanks to Dave, we found the home of our dreams without the stress and with
some fun along the way.

HIGHLY RECOMMEND
My sister and I were faced with the difficult
task of selling our mother’s home when she suddenly passed away. Since we live
out of state, neither of us was equipped with local market knowledge. David
provided us with market data on comparable properties, allowing us to price the
house at a level which generated significant interest among potential buyers
while assuring the best sale price. He checked on the house frequently in our
absence and his help with inspections and needed repairs was invaluable. We
were under contract within three months of listing the property with David. I
would recommend him and his team without reservation!

VERY REWARDING
For many people, one of life’s milestones is
selling your childhood or parent’s home. My parents bought our home when my
father returned from his WWII military service in 1945. When our parents passed
recently, we made the difficult decision to sell the house that my family had
owned for 64 years, and where we had a lot of wonderful memories. The house
needed some work, so the decision had to be made to sell it “as is” or to make
the necessary improvements to hopefully sell the house quickly.
With the market what it was, we decided to
enlist the advice of a local expert. Although we knew the house was in a
desirable neighborhood (Cedar Tree Point), we wanted to make sure the planned
updates would give us a return on our investment. Since David Splaine had sold
several homes in the area, we solicited his help and advice.
Over the course of a year, we called on David several times. He
was always quick to stop by the house, offer advice, and check on our progress.
Worth noting is that this all occurred before we ever committed to using David
and his team to sell the house.
When the updates were completed, we sat down
with David to review what we had invested, and to set a selling price. We
explained that we wanted to price the house fairly for the present market and
that we preferred a quick sale. You can imagine our surprise and delight when
we received a strong offer within two weeks of listing the house. A few days
later, we had our buyer in a sales agreement. Not only were we delighted with
David’s work, but we were also pleased that the people buying “our home” were a
young couple with a daughter.
The decision to sell your childhood home is
difficult, but it brought back many fond memories of growing up in a loving
family and a wonderful neighborhood. Working with David Splaine and his team
made the whole process easier than we had expected and very rewarding.
